NOTICE OF SALE
NOTICE IS HEREBY GIVEN that by virtue of the Stipulated and Partial Default Judgment In Rem and Decree of Foreclosure entered in the above cause of action on February 17, 2026, the undersigned Special Master will offer for sale at public venue to the highest bidder for cash on April 7, 2026, at the hour of 9:30 a.m. at the front steps of the De Baca County District Courthouse, 248 E. Avenue C, Fort Sumner, New Mexico, the following described real property located at 731 North 4th Street and 763 North 4th Street in De Baa County, New Mexico:
LOTS SEVENTEEN (17), EIGHTEEN (18), NINETEEN (19), TWENTY (20), TWENTY-ONE (21), AND TWENTY-TWO (22) IN BLOCK 29 OF THE CANAL STRIP ADDITION TO FORT SUMNER, VILLAGE OF FORT SUMNER, DE BACA COUNTY, NEW MEXICO

AND

LOTS NINETEEN (19), TWENTY (20), TWENTY-ONE (21), TWENTY-TWO (22), AND THE WEST HALF (W/2) OF LOTS TWENTY-THREE (23) AND TWENTY-FOUR (24) IN BLOCK 29 OF THE DEPOT ADDITION TO SUNNYSIDE, VILLAGE OF FORT SUMNER, DE BACA COUNTY, NEW MEXICO
The foregoing sale will be made to satisfy the judgment against the Defendants JOSEPH LEE EDELMAN and SHANNON CHARMAINE EDELMAN in the above-entitled action to foreclose on a mortgage on the above-described property. Said sale will be made pursuant to the first priority judgment against the Defendants JOSEPH LEE EDELMAN and SHANNON CHARMAINE EDELMAN in favor of CITIZENS BANK OF CLOVIS, in the amount of Thirty-Four Thousand Four Hundred Sixty-Four Dollars and Seventy-Eight Cents ($34,464.78), which includes reasonable attorneys fees, court costs, and Special Master’s fees, and further pursuant to the outstanding tax lien in favor of the NEW MEXICO TAXATION AND REVENUE DEPARTMENT. In addition thereto, there will be accruing costs and interest, together with the cost of publication of this notice. The sale will be for cash, payable immediately. The Plaintiff has the right to bid at such sale and submit its bid verbally or in writing. The Plaintiff may apply all or any part of its judgment to the purchase price in lieu of cash. This sale may be postponed and rescheduled at the discretion of the Special Master.
Notice is further given that the purchaser at such sale shall take title to the above-described property subject to a one month right of redemption.
